The number everyone quotes is the wrong number

"New home sales are 52% below average" blends two markets moving in opposite directions. Split them, and the picture for a freehold buyer in Brampton or Caledon looks nothing like the headline.

Two markets, one headline

In June 2026 the GTA recorded 1,175 new home sales. Of those, 902 were single-family — detached, semis and townhomes — and that figure was 36% above its ten-year average, the third consecutive month of outperformance. The remaining 273 were condo apartments, sitting 85% below their ten-year average.

Average the two together and you get "52% below average," which is the sentence that ends up in headlines. It describes a market that essentially nobody is shopping in. Brampton and Caledon are almost entirely low-rise freehold — the half that's outperforming.

Why this matters when you're negotiating

Builders read the same headlines. The ones with condo exposure are genuinely under pressure and are competing hard on deposit structure and closing-cost caps. The ones selling freehold in Peel are not — their product is moving. Knowing which conversation you're in changes what you should be asking for.

Inventory is deep in the wrong product

There were 18,888 unsold new homes across the GTA at the end of June 2026 — roughly 36 months of supply at the trailing pace. But the split matters: 12,579 of those are condos and only 6,309 are single-family. Standing inventory in the product you actually want is much thinner than the aggregate suggests.

On the supply side it's tighter still. Just 727 new condo units started construction across the GTHA in Q2 2026 — the fewest in twenty years and down 67% year over year. RBC has described the new condo development sector as being in a deep freeze. That has no direct effect on a freehold buyer today, but it is the reason so much market commentary reads far gloomier than the market you're in.

Why Caledon specifically

Provincial planning has Caledon growing from roughly 81,000 people to 300,000 by 2051 — a 270% increase, absorbing about 31% of all population growth allocated to Peel Region, with a Bill 23 target of 13,000 new homes by 2031. Employment is planned to grow from about 27,000 jobs to 125,000.

Most of that lands in south Caledon — the Mayfield West corridor and the areas immediately north of Brampton, which is where nearly every community on this site sits. It's the clearest long-run case for the area, and it's the reason land in the Mayfield corridor has been assembled so aggressively.

What we'd actually tell a buyer right now

Freehold is outperforming, inventory in freehold is thinner than the headlines suggest, and there is a dated government incentive worth up to $130,000 that expires on March 31, 2027. Those three things point the same direction, and they won't line up like this again.

That said — a rebate deadline creates urgency, and urgency is how people overpay. The rebate is worth real money, but it does not make a bad lot, a stretched budget or a builder with a delivery problem into a good purchase. If the right answer for you is to wait, we'll say so.
