New homes under $700,000 in Brampton and Caledon

There is still new product in this market starting under $700,000. There is also a catch in almost every case, and it is better to know which catch you are accepting before you fall in love with a floor plan.

Below $700,000 in Brampton and Caledon you are generally buying one of three things: a stacked or back-to-back town with no private yard and a monthly maintenance fee, a rear-lane town that trades yard space for price, or the entry model on the smallest frontage in a community whose other homes cost considerably more.

None of those is a bad buy. All of them are a specific trade, and the trade is the thing to understand. A stacked town with a $165 monthly fee and a $399,990 price is a different financial product from a freehold town at $649,990 with no fee — over a ten-year hold the gap narrows more than the sticker suggests.

Watch the HST basis especially closely in this band. A price quoted after the rebate assumes you qualify for it and assign it to the builder. If you turn out not to qualify, that assumed rebate becomes money you owe on closing day — and at this price point it is a large fraction of the purchase.

Starting prices are the builder’s lowest model and change without notice. Lot premiums are extra. Each community page shows the date we last verified it. E.&O.E.
