Worth up to $130,000, and you don't have to be a first-time buyer. We also explain the two things that matter most and get least airtime: $24,000 of it already existed before 2026, and in most agreements you assign the rebate to the builder — so if you don't qualify, you owe it back on closing.

The headline everyone quotes blends two markets moving in opposite directions. Low-rise freehold — all of Brampton and Caledon — is running above its ten-year norm while condos sit at their worst in a decade.

Sometimes the honest answer is that you shouldn't buy yet — and we'd rather say it early than have you find out at closing.

The enhanced HST rebate became law

Ontario's Bill 114 received royal assent on May 12, 2026, the federal Bill C-26 followed on June 18, and Ontario Regulation 196/26 was made on June 22. Both the 8% provincial portion and the 5% top-up are in force, deemed effective April 1, 2026. What it means for a buyer →

Low-rise sales beat their 10-year average for a third straight month

BILD and Altus Group reported 902 single-family new home sales across the GTA in June — 36% above the ten-year average. Builders credited the finalized HST rebate, lower prices and high standing inventory.

Condo construction starts hit a 20-year low

Just 727 new condo units started construction across the GTHA in Q2 2026, down 67% year over year. It doesn't affect freehold buyers directly, but it explains why so much market commentary reads far gloomier than the market you're actually shopping in.
