Detached product here runs from 30-foot lots to 50-foot estates, and the frontage matters more to the price than the square footage does. Every community below is one we hold a current builder price list for.
Lot frontage is the number to anchor on. A 30′ and a 45′ home can have similar interior square footage and be separated by several hundred thousand dollars, because you are buying land as much as house. Frontage also decides garage width, whether a side door is possible, and what the home is worth on resale against its neighbours.
The second number that moves the price without appearing in the headline is the lot premium. Corner, walk-out, ravine and pie-shaped lots carry premiums that are quoted separately and are rarely in the advertised “from” price. Ask for the lot premium sheet alongside the price list — they are usually two documents.
Lowest starting price first. Every figure is from the builder’s own price list and carries the basis it was quoted on.
