Townhomes are where this market starts, and the word covers four very different products at four very different prices. Here is every town community we hold a price list for, with the basis each builder quotes on.
“Townhome” in Brampton and Caledon can mean a back-to-back or stacked unit with no private yard, a rear-lane town where the garage comes off a lane behind you, or a traditional freehold town with a driveway and a backyard. They are not variations on a theme. They differ in price by hundreds of thousands of dollars, in monthly cost (some carry condo fees, most do not), and in how they resell.
The single most common mistake we see is comparing a back-to-back starting price against a freehold starting price and concluding one builder is cheaper. They are not selling the same thing. The list below gives the starting price and the home types for each community so you are at least comparing like with like before you visit anything.
Lowest starting price first. Every figure is from the builder’s own price list and carries the basis it was quoted on.

One more thing worth checking before you compare any two of these: the HST basis. Some builders quote after the rebate and some quote plus HST, and the gap on the same home can run past six figures. We label it on every price. How to read a price list →
